HydroLock cannot be applied over surface growth. The tile must be cleaned to bare surface before application. For roofs not cleaned within the past 18 months, a soft wash cleaning appointment precedes HydroLock application. Cleaning and Surface Preparation

The surface preparation is a full soft wash protocol. Sodium hypochlorite solution calibrated to growth type and severity, surfactant for dwell time, and a neutralizer rinse to protect surrounding vegetation and hardscape. Roof pH is checked after rinse before proceeding. Application on an incorrect surface pH is one of the most common causes of sealer delamination in the industry. UBA checks this every time. HydroLock Application

HydroLock is applied at low pressure by a trained UBA applicator. Application proceeds plane by plane, with overlap at transitions to ensure full coverage and no gaps at ridges, hips, or valleys. Cure time is 24 to 48 hours depending on ambient temperature and humidity. UBA does not schedule HydroLock application days when the 48-hour forecast shows more than 30 percent precipitation probability. Rain contact during cure is the primary risk. If a weather delay occurs, the appointment is rescheduled at no cost or inconvenience to the homeowner.

The 12-Month Drone Inspection

At the 12-month mark after application, UBA schedules a drone inspection of the treated roof. The drone flies the full roof surface from the street or driveway, images every plane and transition, and documents the tile condition with dated aerial photography. You receive a written inspection report and a PDF image file for your records. If the inspection identifies any algae presence, UBA retreats the affected area at no charge under the guarantee. What Is Not Covered

The guarantee does not apply to growth caused by mechanical damage to the tile or coating after application. If a roofing contractor, HVAC technician, or other tradesperson walks the roof after HydroLock application and abrades the coating surface, that specific area is not covered. Similarly, application of other chemical products on top of the HydroLock coating without UBA's written approval voids coverage on affected sections. Damage from direct hurricane-force wind events (Category 2 and above) may require a physical inspection before retreatment determination. Normal weathering, UV exposure, and Sarasota's standard thermal cycling are fully built into the product's performance envelope and are not exclusion events.

Can HydroLock be applied to any Florida tile roof?+

It is not compatible with asphalt shingles or metal roofing. For tile roofs with prior sealer applications, a compatibility assessment is needed before application. Does HydroLock change the look of my roof?+

HydroLock cures to a matte finish on clean tile. Most homeowners cannot tell the surface has been treated by looking at it. There is no gloss coat or wet-look finish.
