Florida's Only Vapor-Permeable Tile Roof Sealer

HydroLock is formulated for clay barrel tile and concrete flat tile, which cover the large majority of residential roofs in Sarasota and Manatee Counties. It is not compatible with asphalt shingles or metal roofing. For tile roofs with prior sealer applications, a compatibility assessment is needed before application. Old sealer residue or incompatible product chemistry can affect HydroLock adhesion and coverage. We assess this at the intake call.

HydroLock cures to a matte finish on clean tile. Most homeowners cannot tell the surface has been treated by looking at it. There is no gloss coat or wet-look finish. The tile retains its natural texture and color. Many homeowners notice that clay barrel tile shows more vibrant color after the combined cleaning and sealing process simply because the algae haze that was dulling the tile is fully removed. The sealer itself does not alter the visual character of the tile.

Other sealers on the Florida market generally fall into two categories: biocide treatments that inhibit algae chemistry on the surface, and film-forming sealers that create a vapor barrier coat. Neither approach is vapor-permeable. Biocide treatments do not provide a sealed surface and typically need reapplication within 12 to 24 months. Film-forming vapor-barrier sealers prevent algae but create the moisture trapping risk described in detail above. At approximately 12 months after application, UBA's office will contact you to schedule the inspection. You do not need to be present. The drone operates from the street or your driveway, images the full roof surface, and the report is delivered electronically. The inspection takes approximately 45 minutes from setup to departure. If you live in a gated community, UBA coordinates access in advance. The report includes dated aerial imagery of each roof plane, a written assessment of surface condition, and a notation of any areas requiring attention.

At year 5, or sooner if the annual drone inspection shows the coating approaching the end of its performance window, UBA will recommend a re-cleaning and fresh HydroLock application. Over a 10-year window, HydroLock customers typically schedule 2 service visits total. Without a sealer, the same 10-year period typically involves 6 to 8 cleaning visits. The cost per visit is similar. The difference in total spend over the decade is significant. This math is what drives HydroLock's upsell rate from standard soft wash customers.

Yes. We do not require the homeowner to be present for the soft wash cleaning or the HydroLock application. We ask that someone has done a walkthrough of the property before the job to identify any areas of special concern (recently repaired tiles, painted trim areas near the roofline, sensitive plantings). This can be handled by a property manager, a neighbor, or a video call with Josh's team before the scheduled date. Gate codes, HOA access coordination, and key lockbox access are all standard logistics we handle.

Yes. The base chemistry for soft washing is a sodium hypochlorite solution mixed at concentration appropriate for the growth type and roof material. We use a surfactant to extend dwell time and a neutralizer rinse designed to protect surrounding vegetation and hardscape. All formulations are reviewed against EPA Safer Choice criteria for ecological impact on runoff. We pre-wet sensitive plantings before the cleaning and rinse the perimeter after.
