The Chemistry Removes Growth at the Biological Level
Soft washing replaces mechanical force with targeted chemistry. The base solution is sodium hypochlorite mixed to a concentration appropriate for the growth type, tile material, and severity. The chemistry kills Gloeocapsa magma (the cyanobacteria responsible for the black streaking that dominates Florida tile roofs), moss, lichen, and surface mold at the root. The biological material is then rinsed off at low pressure (100 to 200 PSI, not 2,500). The tile itself is never under mechanical stress.
Surfactant and Dwell Time Matter More Than Pressure
A working soft wash uses a surfactant to extend dwell time on the tile surface. Without a surfactant, the cleaning solution sheets off the tile in 30 seconds and leaves the growth alive underneath. With the right surfactant, the solution stays in contact with the surface long enough to penetrate the biofilm and reach the cell membrane of the growth. Roof pH Check Before and After
UBA checks roof pH before applying any chemistry and after the rinse. Applying soft wash chemistry on an incorrect surface pH (often the case on roofs that have had failed sealant or biocide treatments applied) compromises the cleaning result and can leave residual chemistry behind. Neutralizer Rinse Protects Landscaping
The final stage is a neutralizer rinse around the perimeter of the home. Florida landscaping is sensitive to alkaline runoff.
