The Moisture Trap No One in the Industry Discusses
When a standard tile roof sealer cures, it forms a vapor barrier across the tile surface. The barrier blocks algae spores, which is what the product is sold to do. What it also does is trap condensation between the coating and the underlayment beneath the tile. Florida roofs undergo thermal cycling daily. 90-degree afternoons and 70-degree nights, 95 percent humidity year-round, direct sun exposure for 6 to 8 hours a day. That cycle produces condensation. On an unsealed roof, condensation escapes. Under a vapor barrier, it accumulates.
